This is the condition most garages are in when we walk in. The grind is what turns the slab on the left into the floor above it.
Two garages can look identical the week they are finished and look nothing alike three winters later. The difference is underneath, in the prep and the vapor barrier.
Your tires come home at 150 degrees and park on the same two spots all summer. A polyaspartic top coat does not lift or bubble under them. Thin roll-on epoxy does.
Concrete breathes. If nothing blocks that vapor it pushes the coating off the slab from underneath. The vapor barrier is the step that gets skipped on cheap floors, and it is the reason they peel.
Road salt, brake fluid, oil and driveway chemicals wipe off instead of staining in.
The top coat is UV stable, so the floor by the open door stays the same color as the floor at the back wall.
No grout lines, no seams and nothing for dirt to sit in. A hose or a mop and it is done.
We bring cured flake samples to the estimate so you choose from something you can hold, not a photo on a screen.
We measure, look hard at your concrete and walk you through exactly what the floor will be. You pick your flake blend from cured samples. You leave with a written price.
We mechanically grind the slab to open the concrete so the coating can bond into it, then fill cracks, joints and popouts. No acid etching and no shortcuts. This step decides whether the floor lasts.
The moisture vapor barrier goes down first. Flake is broadcast into it wet to full refusal, then scraped flat once it sets and locked in under a polyaspartic top coat.
Stay off it for 24 hours and keep vehicles off for 72. We give you the exact times for your floor before we leave, plus the warranty in writing.

These are real ranges, not teaser numbers. Where your floor lands inside one comes down to the flake you pick and what shape your concrete is in. You get the exact number in writing before we start, and it does not move after the grinder is running.
Standard grey, black and tan blends are in the price above. Premium and custom blends, two-tone mixes and metallic finishes cost more, and you will see the difference side by side when we bring the samples out.
This is the big one. A clean builder slab grinds up fast. A slab with cracks, popouts, spalling or settled low spots needs real repair first, and that is hours of work before any coating goes down.
Failed epoxy, old paint, sealer or carpet glue all have to be ground off back to bare concrete. On a floor somebody else already coated, removal can cost more than the new floor.
Aggregate worked into the finish for grip. Worth it on a sloped drive apron, a pool deck or a shop floor that gets wet. Not needed on a normal garage.

No. Those kits are a thin epoxy rolled over acid-etched concrete. There is no vapor barrier and no mechanical profile, which is why they lift under hot tires inside a couple of summers. We diamond grind, build the vapor barrier in and finish with polyaspartic.
The way you get a floor truly finished in a day is to skip the moisture vapor barrier and roll polyaspartic straight onto the slab. That is the floor that peels. We install the full build and the trade-off is cure time, not quality.
The floor has to be clear for us to work. If the space is packed, say so on the quote and we will sort out the haul-off with you.
Yes. Basements, utility rooms, patios, pool decks, shops and warehouses all get coated on systems built for that surface. Outdoor concrete gets a textured anti-slip finish.
Two reasons, almost always. Their slab was in better shape, so there was less grinding and crack repair before we could start. Or they picked a standard flake blend and you picked a premium one. Same crew, same build, different hours and different material.

Yes, and we will send you the certificate before we start if you want to see it. On the license question: Illinois does not issue a state license for concrete coatings, so anyone in this trade telling you they are a licensed epoxy contractor is either talking about a village business registration or stretching it. We would rather just say that than let you assume something that is not true.
